Yes, you will remain the 100% full legal owner and possessor. Hestia is not a co-owner of your apartment, but a partner in your equity value. To secure our investment, we register a lien on your property, which will be fully released upon the termination of the agreement.
Our return is generated by sharing in the future appreciation of your apartment's value. This directly links our success to yours. If your apartment's value increases, we both profit; if it decreases, we also share the risk.
Yes. Hestia is the exclusive partner of the "Blackswan Home Equity Private Investment Fund". The fund manager, "Blackswan" LLC, is an investment management company licensed by the Financial Regulatory Commission (FRC). Our HEA Agreement is in full compliance with the Real Estate and Civil Laws of Mongolia.
Hestia charges a one-time service fee of up to 4.0% of the financing we provide. Half of this fee goes into a reserve fund to protect against potential risks, and the other half is used to cover operational costs such as reviewing, approving, and monitoring your agreement. There are no other hidden fees.
This is entirely possible, and renovating will increase the value of your apartment. We have a system to fairly assess the improvements you've made and credit you for the increased value. This ensures that you will reap the benefits of your investment.
